The model is trained on the housebuilders historical performance. It reduces a lengthy, uncertain and laborious task from weeks to hours​.
  • Predicting Care Home Occupancy: Utilising vast amounts of historical occupancy data married to contextual data as well as employment, financial and land data to predict the occupancy of beds in care homes across the UK over a period of 4 years. This enables far more intelligent prioritsation of land banks and site purchasing to those which combine the right mix of variables.
  • Predicting Site Success: For retirement housing developers, uses historical data and timely contextual data to better define the likely financial success of a site and defines which unit types should be built. This enables a far higher probability of choosing successful sites, pricing them appropriately and defining the unit mix.

  • Build-to-rent Lease Renewal: A reinforcement learning engine which prices lease renewals according to the tenant and its perceived willingness to pay rather than solely by the unit particulars. Speeds up and improves accuracy on a manual approximate process and delivers a strong ROI extremely quickly​.
  • Dynamic Student Room Pricing: Dynamically define the price of student rooms across a building or campus according to demand, unit particulars, length of stay and predicted occupancy. Dramatically reduces complaints, increases satisfaction and enables faster leasing of units​.
  • Predicting Micro Market Movements: Deploying our advanced Automated Valuation Model to predict over a period of 5 years how commercial markets are likely to evolve at a hyper local scale. Enables very accurate portfolio management according to market predictions. Defining which assets should be sold, invested in or maintained.

  • Intelligent Asset Register: For core hard assets (boilers, lifts, gates, water treatment etc…) a data analytic review of the ROI of each asset. This is achieved by marrying acquisition, maintenance and repair costs over the lifetime of the asset across all properties. This enables a prioritisation of which assets are most suited to which circumstances​​.
  • GenAI Lease Interrogation: Unlocking the ability to quickly and efficiently interrogate decades worth of historical leases in a natural language. Coupled with API’s into a Lease Management System, Billing or CRM it provides portfolio level information at the executives fingertips. This enables far better and faster decision making without relying on outdated data in static dashboards​.
  • Data Ready Operating Model: Ensuring that the organisation has the right operating model, capabilities, tools and systems to best leverage data and AI. Design the services and processes to facilitate data insights. This is done with consultants who come from the property industry and have deep insights into its functions.
